Ensure a Smooth Move with Bourne’s Moving Guide

Let’s face it, moving can be stressful, which is why Bourne have put together this step by step guide to steer you through your move. Our moving guide details all the different steps you need to take, plus when to take them.

ORGANISE YOUR MORTGAGE

This is one of the most important steps if you’re not a cash buyer. Firstly, you need to find the right lender, try and get the best rates and be prepared for lenders to dive into your financial history. It can all be a bit scary. Bourne suggests you speak to a mortgage broker to help you get started.

INSTRUCT YOUR SOLICITORS

Next it’s time to instruct the right solicitor and choose wisely, as over the next few months you’ll be speaking to and relying on them an awful lot. Bourne can put you in touch with some excellent proactive solicitors to kickstart your moving journey.

BOOK YOUR SURVEYS

Congratulations, your offer has been accepted! You will need to contact your broker/building society to fill out the relevant paperwork and pay for your choice of surveys. There are 3 possibilities – If you require a mortgage you will need a mortgage survey, however, the other two are your choice. These are a homebuyers survey or building survey. A mortgage survey is expected to happen within 7 working days of your offer being accepted.

PAY FOR YOUR SEARCHES

Now it’s time for your agent to send the sales memorandums to all parties. In the interim you will need to fill out your instruction forms and make payment to your solicitor for searches in readiness for the draft papers to be received and then they will be able to request searches from the local authority.

SOLICITORS RAISE ENQUIRIES

Once your searches have been applied for and your seller’s solicitor has sent the draft papers, it’s time for your solicitor to raise enquiries. Once the searches are back, which normally take between 2-3 weeks, they may need to raise some further enquiries.

SIGN CONTRACTS

You’re ready to exchange! It’s time to sign on the dotted line. The prospect of your dream home is a little closer than it was a couple of months ago.

REMOVAL QUOTES

Some may be lucky enough to have a friend with a van on call but for those that don’t, it’s time to get your removal quotes. Bourne would suggest that you do your research and read through some reviews to ensure you’re hiring a reliable removal company.

POST REDIRECTION

Be ahead of the game by organising your post redirection. This process often takes a lot longer than people think and the last thing you want is other people to be receiving your mail.

CHANGE YOUR UTILITIES

Avoid paying for the next homeowners bills by informing your utility providers of your new address and moving date. It may even be worth checking on comparison sites to check you’re still receiving the best rates.

BOOK YOUR BROADBAND AND TV

There’s nothing worst than moving into your new home to discover you have no WIFI or television. To avoid delays book your TV and broadband engineer in at least a month in advance.

INFORM FRIENDS AND FAMILY

You’ve informed the post office, now it’s time to inform your family and friends of your new address.

PACK YOUR BAGS

This is not a step that many enjoy, however, it is crucial. This could be a great time to finally have that clear out you were supposed to have years ago.

PACK AN ESSENTIAL BOX

Think about all those other little essentials that you will need as soon as you get to the new house. The last thing you want to be doing is digging through hundreds of boxes for a teabag.

PICK UP THE KEYS

The day you have been waiting for since putting in that offer has finally come around. It’s time to shut the door of your old property and open the door to your new one.

POP THE BUBBLY

You may be surrounded by millions of boxes but you’ve done it, it’s time to celebrate!

ENJOY YOUR NEW HOME

The boxes are unpacked and your new house finally feels like a home. Sit back and enjoy the next chapter in your new home.
